House Rules
Check-in 4pm and checkout 10am. Self check-in with keyless entry. Maximum 12 overnight guests. Carpet care matters: remove shoes and use the provided entry mats for wet, muddy, sandy, or dirty feet. No pets, parties, unauthorized overnight guests, smoking, vaping, e-cigarettes, adhesives, or stick-on decorations. Guests under 18 must be supervised. Quiet hours are 10pm–8am.
Rental Agreement
A signed rental agreement is required for all reservations. It confirms the booking details, house rules, guest responsibilities, property-care expectations, safety information, and how damage or extra cleanup is handled.
Damage Authorization Hold
A $500 refundable card authorization hold is required for all reservations. It is not an upfront charge. If there are no chargeable issues after checkout, the hold is released. Your bank may take a few additional days to remove it from your account.
Cancellations and Refunds
Cancel within 48 hours of booking for a full refund. Cancellations 45 or more days before check-in receive a 50% refund. Cancellations fewer than 45 days before check-in are non-refundable. Credit-card processing charges may be deducted from refunds.
Accessibility and Safety
The property has stairs and natural outdoor terrain and is not baby-proofed. Children must be supervised, especially around the river, hot tub, fire pits, decks, stairs, and woods. The property has exterior security cameras only. River conditions, weather, wildlife, wet surfaces, and uneven terrain can change, so guests should use reasonable care outdoors.
